Need:

In July 2022, Holbeach-based business, AJS Control & Automation purchased a plot of 0.6 acre of land to be the home of a two-storey office, research, development facility and workshop premises over 12,905 square foot.

The project is one of the first to be built on the new South Lincolnshire Food Enterprise Zone in Holbeach, a collaborative site for local, national and multi-national firms at the forefront of the agri-food and technology sector.

Action:

Kirk Connected Construction were appointed as Principal Contractor to complete a turnkey service which included the construction of the main office and infrastructure works. KCC worked alongside Trundley Group who were the Principal Designer for the scheme.

Works included the following:

Site Prep

  • Full site set up to CDM regulations

  • Full strip and clear of existing land to excavation level

  • Excavation to suit proposed construction finishes

  • Stoning up to level

  • Secure the perimeter and supply welfare units for sub-contractors

Groundworks

  • Attenuation for drainage runs

  • Drainage

  • General Piling works

  • Formation of ground beams and floor slab

  • External concrete yard

New Build

  • Steel Frame

  • Cladding

  • Internal RC concrete to ground and first floor

  • Internal whitewall panelling

  • Internal stud walling

  • First and second fix furnishings

External Works

  • Landscaping

  • Pedestrian foot paths

  • Block Paving

  • Car park and cycle area

  • EV Charging Area

Challenges

  • Working on a newly established site with complications from existing services and ground conditions

  • Working near a small residential development, needing to be courteous of time of works and impact of deliveries etc

Impact

Due to collaborative working with the client and principle designer, the project ran smoothly and was completed within the expected time frame, allowing the client to complete their internal fit out in adequate time.

Results

  • Implementing a number of design changes that were crucially approved by engineers and designers that delivered the same end results but at a significant saving for the client

  • Proven Quality: Delivering construction for the Agricultural sector on a new Business Park dedicated to the Agri industry.

  • Ensuring procedures are in place for minimal interruption to nearby businesses and surrounding residential developments.

  • Paying close attention to budget and tender timeline whilst remaining compliant with safety regulations and quality requirements

  • KCC’S commitment to serving local procurement to ensure we are utilising local suppliers to reduce our carbon footprint.
